Regular Methamphetamine Screening
Many of my clients have been conducting regular Methamphetamine screening between tenancies using the 0.5ug/100cm2 and the question is will they want to adopt the higher 1.5ug/100cm2 level now?
Many landlords and property owners may want to maintain a testing regime of 0.5ug/100cm2 because they can then determine if there is any increase in Methamphetamine level or any activity in Methamphetamine use in their property.
My view is that most landlords will not want to only be alerted when their properties trigger the 1.5ug/100cm2 cutoff when it will necessitate engaging decontamination services and all the other complications associated with this.
Another question - how will the Tenancy tribunal rule on a property being made available for occupation with a level between 0.5 and 1.5ug/100cm2. Will it be deemed reasonably clean? We have seen levels below the previously used cutoff ruled in favour of the tenant as not being reasonably clean.
We know we can reliably identify at 0.5ug/100cm2 and for peace of mind many prospective purchasers, tenants and landlords may want to continue to use the lower level as a gauge of their risk.
